Disclaimer:

Eligibility to Redeem Rewards: This rewards program is only relevant to “residents” of Dasmen properties. If your method of Payment has any fraud or abuse related issues, we reserve the right to prohibit you from redeeming previously accrued points (reflected in your AppWork Profile). Dasmen also Reserves the right to revoke any points earned for a referral who’s account is not in good standing with Dasmen. If your points are forfeited for any reason, we will not reinstate these points to you.

Membership:

Your membership of the Program will be created automatically within 24-48 hours of getting your keys and moving in. It will be renewed when you re-new your lease. There is no cost to you to participate in the Program. To view your points and rewards account log into AppWork & click on “Dasmen Rewards” to view your points balance/history.

Earning Restrictions:

A Resident can’t redeem points while under eviction, or on notice. A Residents’ account must be in good standing in order to redeem points. You cannot have a balance of over $100 dollars on your account or you will be ineligible to redeem your points. Points are earned for each payment made. Points earned are not the property of the Resident. Rewards points have no cash value, and cannot be used as payment of any obligation to us or our affiliates. Any points accrued shall be permanently forfeited upon the resident’s eviction, death or by moving away from a Dasmen property. If there is any abuse of the program, failure to follow Program terms, or any misrepresentation by you, all unredeemed points shall be forfeited and no additional points shall accumulate. There is no maximum number of points that you can accumulate in the Program. You can double earn depending on the scenario.

Redemption Process:

Points must be redeemed at LEAST 60 days prior to vacating. Points are forfeited if not redeemed at least sixty days before moving out. Points Can be transferred when you move to another DASMEN Site. Please be sure to let your leasing agent know so we can ensure your points are getting transferred. After redeeming points, the amount of points redeemed will be deducted from your total points. Points earned are available for redemption typically 24-48 hours after you have earned them. The updates will be posted to AppWork and should be reflected online in your profile. Once you accumulate the required number of points, you will be eligible to redeem them for your selected reward item at your local leasing office.

Point Transfers:

Residents can transfer points between each other by visiting to your local leasing office – Transfers must be approved by our Rewards specialist.

Program Restrictions:

We reserve the right to approve, deny or revoke participation in the Program for any reason whatsoever. Points are not redeemable for cash in any way.

Right to Change/Modify/Cancel:

Rewards points as well as any disclaimers are subject to change by management at any time. The Program and benefits are offered at our sole discretion. We reserve the right to alter or waive any Program feature or benefit prospectively or retroactively, including, without limitation, participation fees, point accrual or redemption criteria, or to cancel or temporarily suspend the Program at any time without prior notice. Any such modifications and/or termination may reduce or eliminate entirely your accrued points.

Adjustments:

We reserve the right to make appropriate adjustments to any accrued points reward with respect to Resident activity. For example, if you are able to redeem more points than you have properly accrued due to a system or technological failure or malfunction or for any reason whatsoever, you agree that we may correspondingly reduce the number of points posted to your Program Rewards Balance to adjust for such excess redemption.

Program Responsibility:

Individual merchants and service providers are responsible for the quality and performance of any goods and/or services redeemed as a benefit of this Program.  Any rules of the merchants relating to returns and  exchanges of rewards apply. We are not responsible for redeemed goods and/or services offered through the Program. Any disputes concerning rewards  will not affect the enforceability of the terms and conditions applicable to your. Account. We shall not be liable for any bodily harm and/or property damage  and/or lost opportunity that may result from participating in the program.

Program Void:

The Program is void where prohibited by federal, state or local law. These program rules set forth all the terms of the Program in addition to, and supplement, the Program Redemption Rules that govern the redemption of points, and any other redemption rules provided by us or our agents. We have no other obligation with respect to the Program beyond those described in the Program Rules.

Reward Restrictions:

Any unit upgrade that is earned must remain on-site at the time of residents move-out. If something is taken – we reserve the right to charge the resident full cost + installation fees accordingly. In terms of the appliances we offer- they may vary per site, listed appliances are what the average property unit encompasses. The 1 week vacation with flight award includes a $500 travel voucher + a $1,000 hotel voucher only. The 1 week vacation without flight award includes only the $1,000 hotel voucher. Redeemed rewards are not refundable, replaceable, or transferable for cash, credit, or other rewards under any circumstances. Lost, stolen or mutilated Rewards/Prizes will not be replaced. Redeemed rewards earned in the Program may not be re-sold or exchanged for other goods or services except as stated in this pamphlet. Certain rewards are available only during the time periods described in the Program communications. We may substitute rewards of equal or greater value as necessary at our discretion. Some rewards have limited availability.

Reward Delivery:

Delivery time of rewards redeemed depends upon your chosen reward. Installation services are included for all applicable items – any reward that includes installations will be done upon availability of the installation specialist. Expedited delivery may be available upon request for an additional charge.
